Staging/Updating a home for sale

"you have 5 seconds to capture the attention of a potential buyer"

Sell your home quickly and for more money! In today's real estate market, you usually only have one shot at impressing potential buyers. Be the home that "wows" them, not the one that needs updating. Most listing agents agree that homes for sale show better after decluttering, some updating and staging, and will encourage sellers to hire a professional stager/designer.

The idea behind home staging is to allow rooms to show themselves. It's beyond decorating and cleaning - it's all about illusions. It's about perfecting the art of creating moods. Staging makes your house look bigger, brighter, cleaner, warmer, more loving and, best of all... it makes home buyers want to buy it.

I believe in bringing the outdoors inside through the use of greenery and plants; in creating clean, crisp spaces and arranging furniture with plenty of room to walk around. Kitchens and bathrooms are essential to dress well, they should look open, airy and fresh.

The back yard needs staging, too. For patios and decks, I bring in plants and potted flowers, and add additional color by setting the picnic table with brightly colored dinner plates.

So how much does this cost? One percent of your profit alone could more than cover your staging and re-design services. Costs will vary depending on the size of the home, the amount of staging required, furnishings rented, and time involved. Fees can range from $100 to $3000 or more depending on the wishes of my client and the scope of the project.

I can do everything from a home consultation for the Do-it-Yourself-home-seller,

to an all-inclusive where I take care of everything.

  • The first option is for sellers who simply needs staging advice, encouragement and a checklist of suggestions for improving the space.

  • The second option is for sellers who prefer to hand over all aspects of the project to a Home Stager. I will create a warm and inviting atmosphere and showcase the very best features of your home.

  • A third option is to do a combination of the two. I will work closely with the seller by decluttering, organizing, rearranging furniture and redecorating the home to ensure it reaches it's full selling potential.

As always, all staging and design services are custom tailored to the specific needs of my clients. After a consultation, you will get a comprehensive plan with all the information we discussed during our meeting, including examples of furniture, accessories, color etc.
